As part of Valuation Modernization, Property Data Collection has become a critical part of today’s residential lending industry. While Property Data Collection Reports are not appraisals, in that they do not involve the development of an opinion of value, these reports provide lenders with data that helps them assess the risks associated with a loan.
Property Data Collection includes physically observing and reporting real estate property characteristics in a fact-based manner. A Property Data Report generally includes interior and exterior photos, a sketch/floor plan and details about a property’s physical features.
Lenders and Appraisal Management Companies utilize Property Data Collectors, such as David Miller, to provide these reports.
As a State-Certified Residential Real Estate Appraiser David has produced professionally written reports to conform to the Uniform Standards of Professional Appraisal Practice (USPAP). He has experience appraising single-family homes, condominium units, manufactured housing, townhouses, new construction, proposed construction from plans and specs, vacant residential sites and multi-family properties up to four units. He has also performed FHA appraisal assignments.
As a Licensed Real Estate Broker he has helped numerous people buy or sell homes.
As a Property Data Collector he has embraced the new tools and advanced technologies of today's valuation environment.
David is a college-educated professional, United States Marine Corps Veteran and resident of the Tampa Bay area for over 40 years.
